I'm curious what it would cost to property management for a 2-house in Medford, MA. including the dose finding tenants, managing records and projections, all finance and accounting, rent collection or eviction possible, inspections, maintenance of assets (, snow removal, grass, etc.), emergency repairs, etc., or price point? We're not in Massachusetts, but the load is 8% of gross income for all. For a unique feature is calculated at 10%. We ask for nothing with the property, advertising, running applications, the only money to see if we are paying a tenant.

Most property management companies charge up to around 10% of gross income, and food, moving collections, move ins / outs, etc. Your time is devoted to running a business rather than an owner who is usually a part-time job. ReplyDeleteIn general, many units would be needed to justify the cost of a property management company. Very often, the magic number is 20 units, however, if you are not highly leveraged, you may be able to pay the bill with only 2 units.
